Job Description

Role Summary

  • We are looking for an experienced and commercially astute Quantity Surveyor with a minimum of 3 years of experience to join our project delivery team at CTL Atlantis.
  • In this role, you will manage all cost and commercial aspects of our eco-property development projects from initial estimates and bills of quantities through to final account.
  • You will work alongside the Construction Manager, Structural Engineer, and wider project team to ensure every development is delivered on budget, on time, and in line with CTL Atlantis’s commitment to sustainable and high-quality construction.
  • This role is best suited for someone who is commercially sharp, highly organised, and comfortable working across multiple projects in a growing, purpose-driven property development company.

What you will do

  • Prepare detailed Bills of Quantities, cost plans, and estimates for new development projects at all stages
  • Conduct procurement activities including preparation of tender documents, evaluation of bids, and contractor recommendations
  • Assist the CEO in managing procurement processes to ensure timely sourcing, cost efficiency, and operational effectiveness.
  • Administer contracts and manage all commercial correspondence with contractors, subcontractors, and suppliers
  • Carry out interim valuations and certify contractor payments in line with contract terms and project progress
  • Monitor project costs against approved budgets, identify variances early, and report findings to the Construction Manager
  • Assess and negotiate variations, claims, and final accounts to protect the company’s commercial position
  • Maintain accurate and up-to-date cost records, reports, and commercial documentation throughout each project lifecycle
  • Support the Construction Manager in identifying cost-saving opportunities without compromising quality or sustainability standards
  • Ensure all commercial activities comply with relevant Nigerian construction regulations and contractual obligations.

What success looks like

  • Accurate Bills of Quantities and cost plans are in place for all active projects
  • Project costs are being tracked consistently and monthly cost reports are submitted on time
  • Contractor valuations and payments are processed accurately and within agreed timelines
  • Variations and claims are assessed and documented with a clear audit trail
  • The Construction Manager has clear, reliable cost visibility across all active developments
  • Commercial risks are identified early and escalated before they impact the project budget.

Requirements

What we are looking for

  • Bachelor’s Degree in Quantity Surveying, Construction Management, or a related field (minimum second class lower)
  • Minimum of 3 years’ post-graduation experience in quantity surveying, with demonstrated exposure to building or property development projects
  • Membership of the Nigerian Institute of Quantity Surveyors (NIQS) or active progress toward registration
  • Proficiency in QS software and tools (e.g. CostX, Buildsoft, AutoCAD for measurement, or similar)
  • Strong understanding of construction contracts, procurement methods, and cost management principles
  • Ability to prepare and interpret Bills of Quantities, cost reports, and contract documents to a high standard
  • Good negotiation skills and a commercially focused mindset
  • Clear and structured communication; being able to present cost information confidently to project stakeholders
  • An interest in sustainable construction and eco-friendly development practices is an advantage.

What this role requires:

  • Strong numerical accuracy and attention to detail across all cost and contract documents
  • Ability to manage commercial workstreams across multiple concurrent projects without losing quality
  • Confidence in challenging contractor claims and negotiating settlements firmly but professionally
  • Reliability around project milestones, particularly valuations, budget reporting, and final account deadlines
  • A collaborative approach - this role works closely with the Construction Manager, engineers, and external contractors
  • Willingness to work on-site when required to carry out measurements, inspections, and progress assessments.

Benefits

What we offer

  • N50,000 - N350,000 monthly
  • Health Maintenance Organisation (HMO) cover
  • Pension scheme in line with statutory requirements
  • Hands-on commercial exposure across a portfolio of innovative, eco-focused property developments
